Sanderson Arcade

CLIENT: Morpeth II

The original Sanderson Arcade and Back Riggs Shopping Centre was originally developed in the 1950's by local business man Alderman Sanderson. The Centre was completely redeveloped throughout 2008/2009 by the joint venture partners, Dransfield Properties and Ethel Austin Properties. The scheme links the main town centre car park to prime retailing on Bridge Street, offering larger and more regular floorplates to encourage national retail tenants in to the Town.

Completed in November 2009 the all-new destination shopping centre comprises 27 retail Units extending to 78,000 sqft, anchored by a 33,925 sqft Marks & Spenser. In addition, first floor office accommodation of 15,345 sqft can be split in to various sized suites. In 2011 Phase II was completed providing an additional 9,550 sqft of retail space. Retail space is now fully predominantly to national multiple operators, but complemented by local independents. The current annual rent for the entire Centre is £1,737,464.

Prior to the redevelopment, Mason Owen managed the Centre on behalf of Ethel Austin Properties and has subsequently established new management systems and service charge for the completed development. Our surveyors constantly review and identify potential cost saving to reduce the cost of occupation on behalf of the tenants without affecting levels of services provided. This is an ongoing process with regular interaction between the retained client, and retailers to ensure high standards of service are always maintained.
