BACKGROUND

The unit forms part of the Aberafan Centre, a 1970’s covered shopping scheme extending to approximately 260,000 sqft.

The unit is located at the western extreme at the main mall, close to the multi-storey car park, set between Argos and Carphone Warehouse.

The unit was previously let to Iceland by way of a 10 year lease from late 2001 at a passing rent of £101,000 pax

OUTCOME

Following negotiations, terms were agreed on the basis of a surrender and re-grant for a new 10 year lease at a commencing rental of £85,000 pax subject to a rent free period, together with a service charge cap for the first year of the new term.

In percentage terms, the rent reduction equated to approximately 18%; whilst fixing the rent of £85,000 pax for the 5 years.
