Redundant clay tile works – Wrexham

CLIENT:

In 2008 our client bought a redundant Clay Tile Works intending future redevelopment. He used a small part of the site for sales of stockpiled product, but the rest of the property was redundant. It was still assessed for rates with an annual liability of c.£87,000 per annum.

ACTION – We appealed against the 2005 and 2010 Rating List assessments, appeared at Local Valuation Tribunal and initiated an appeal to the Upper Tribunal (Lands Chamber).

OUTCOME – We have secured a 78% reduction in assessment, producing a total four year saving to the client of c.£290,000.
